Access
The property is 2ft off of the ground on pilings and accessed by uneven steps, the river frontage location and nature of the terrain means the grounds, driveway, parking area, garden, paths and sometimes the building itself move and become uneven. Sadly this is common with waterside properties and most places on the broads. This property is not suitable for wheelchair users or anyone with restricted or limited mobility
Safety
Unfenced river frontage, uneven ground, unenclosed driveway. Constant supervision is required for children, care should be taken by all guests staying.
Pets
We are happy to welcome 2 well behaved dogs. £25 per dog, per week or stay whichever is shorter.
We love dogs but please do not allow them on any furniture or in the bedrooms, bring your bowls and beds with you. Outside our garden is fenced and gated but supervision is required at all times as the fence is post and rail with the top rail below 3 foot, the river front is unfenced. Please clear up after your dogs.
Cancellations
Cancellations within 8 weeks of start date will forfeit 50% of the full hire amount paid. Cancellations more than 8 weeks prior to start date will forfeit your deposit.
Breakages
All damage and breakages must be reported immediately so that replacements can be sourced or repairs made, the owners will arrange accordingly and collect any necessary payments to cover the costs.
Gardening
During your stay you may have a visit from someone to cut the grass and hedge. If you are in there will be a knock on the door first to let you know, however, there is no need for anyone to come into the property so don't be surprised if the grass is cut or the mower is being pushed around when you come back from a trip out.
Smoking
Strictly no smoking inside, if you do smoke outside please extinguish and dispose of cigarette butts carefully
